Terms of use

This is not legal advice
Pitchledger is a software tool operated by RDZZ LTD. It is not a law firm and gives no legal advice. It fills in a form and does arithmetic. Deciding whether to review a pitch fee, what to propose, and whether a notice is valid are all your decisions — take proper advice if anything is disputed. LEASE gives free government-funded advice on park homes.
The documents it produces
Pitchledger lays out the Pitch Fee Review Form prescribed for England (SI 2023/620) field by field and fills it in with the figures it works out from what you enter. Free and preview documents are marked PREVIEW on every page and are for checking, not serving. A licence code unlocks the same documents without the marking.
You are responsible for the details you enter, for checking each form before you serve it, and for serving it correctly. The government's own version is on GOV.UK; if a Pitchledger form ever differs from it, the government's form is right.
England only
The rules encoded here are those of the Mobile Homes Act 1983 as it applies in England, including the change from RPI to CPI made by the Mobile Homes (Pitch Fees) Act 2023. Wales, Scotland and Northern Ireland differ. Do not use this for a site outside England.
CPI figures
CPI figures come from the published ONS consumer price inflation series (D7G7), bundled with this site and refreshed when ONS publishes. Between an ONS release and the next refresh the figure shown may lag by up to a month, which is why the tool always displays the index month and publication date it used. Check the current ONS release before serving a notice.
What you can rely on
The tool is free and provided as-is, with no warranty that it is accurate, complete, or fit for any particular purpose. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded. Subject to that, RDZZ LTD is not liable for any loss arising from your use of this site or of a document it generates — including a notice being held invalid, a pitch fee being wrongly calculated, or a deadline being missed. You are responsible for checking the output before you rely on it.
Fair use
Generating forms is rate-limited so that one visitor cannot make the tool unavailable for everyone else. Do not attempt to circumvent that, scrape the site, or use it to send unsolicited mail.
Changes and governing law
These terms may change; the date at the top shows when they last did. They are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
